Two different bets, not two versions of the same thing

New Chandigarh and Zirakpur get compared constantly because they're both within easy reach of Chandigarh, but they're not really competing for the same buyer. One is a bet on a planned area maturing over the next several years; the other is a bet on connectivity that's already largely built out. Knowing which bet you're actually making matters more than any single price comparison.

New Chandigarh (Mullanpur): the planned bet

New Chandigarh is a GMADA-planned satellite township laid out with the same wide-sector grid logic as the original city — plus a dedicated Medicity zone for hospitals and an IT City zone aimed at future commercial and office demand. Density is intentionally lower and green cover is built into the master plan rather than added afterward.

The trade-off: parts of the civic infrastructure — retail density, school options, day-to-day conveniences — are still catching up to the master plan. Buying here is a bet that the area matures as planned over the next several years, not a bet on ready-now convenience. Projects here fall under Punjab RERA.

Zirakpur: the connectivity bet

Zirakpur sits at the junction of the Chandigarh–Ambala highway, the Chandigarh–Patiala road, and the link into Panchkula — genuinely one of the most connected points in the Tricity, close to Chandigarh International Airport, PGI, and Panchkula.

It also grew faster than it was planned for. That means it's more "ready now" than New Chandigarh — established resale market, active rental demand, working infrastructure in most pockets — but traffic, parking, and civic services lag in specific areas even as the town overall feels built out. The practical implication: judge the specific project and road, not the town's reputation as a whole. Most of Zirakpur falls under Punjab RERA, but confirm per project since some pockets sit close to the Chandigarh UT and Panchkula (Haryana) borders.

How to actually decide

  • Long time horizon, end-use, willing to wait for the area to mature: New Chandigarh fits better.

  • Rental yield or immediate day-to-day convenience: Zirakpur tends to fit better — but inspect the specific project and road access rather than assuming uniform quality across the town.

  • Either way: run the same checklist regardless of location — confirm the correct RERA jurisdiction, verify the registration number, insist on carpet-area pricing, and check the escrow arrangement. See our RERA checklist for the full list.
