Commercial isn't just "residential, but pricier"

Retail shops, office/IT space, and SCO (Shop-cum-Office) plots each come with their own due diligence, lease structure, and tax treatment — different enough from residential buying that treating commercial as "the same process with a bigger number" is where most first-time commercial buyers get caught out.

SCO plots: a distinctly regional product

SCO (Shop-cum-Office) plots are a Punjab/Haryana development-authority product — freehold plots auctioned by bodies like GMADA or the equivalent Haryana authority, where the buyer constructs a combined shop-and-office building themselves within a timeline set by the authority. Miss that construction deadline and penalty clauses — or in some cases resumption of the plot — can apply. If an SCO plot is on your list, confirm the construction timeline and any penalty terms before you bid, not after.

Lease structures work differently

Commercial leases typically run longer than residential ones, with built-in rent escalation clauses (commonly structured as a fixed annual increase or a larger step-up every few years — terms vary by landlord and negotiation, so don't assume a standard figure applies). Yield expectations are often quoted higher than residential rental yield, but that comes with more tenant-dependent risk — a vacant shop or office produces zero income until re-let, unlike a residential unit that typically re-lets faster.

GST works differently too

Commercial property under construction is generally taxed at a different GST rate than residential (see our GST guide for the residential mechanics), and rental income on commercial property attracts GST if the landlord is GST-registered above the applicable turnover threshold — a cost residential landlords usually don't deal with.

Due diligence checklist for commercial specifically

  • Confirm the permitted-use/zoning certificate matches your intended business type

  • For retail: assess actual footfall and catchment, not just road frontage

  • For office space: check floor loading capacity, power backup specs, fire safety and parking ratio, building occupational certification etc.

  • For SCO plots: confirm the construction timeline and any penalty/resumption clause before bidding
